Bayside Rentals is located at 45 NH Route 25 in Meredith New Hampshire, 03253. We are conveniently located on Route 25 overlooking Meredith Bay on Lake Winnipesaukee, and surrounded by a village of quaint shops and restaurants.  Call us at 603-677-7022 for directions.

All reservation confirmations include an administrative processing fee, an accidental damage protection fee, a professional cleaning fee and the State of NH Rooms and Meals tax. All reservations are considered confirmed upon receipt of your initial booking deposit required at the time of booking. Reservations are always subject to the final approval of the property owner. *Some properties are eligible for a refundable Security Deposit and do not qualify for the accidental damage protection. All other fees are mandatory and non-refundable.*

30% Initial Reservation Deposit Due at the Time of Booking (calculated on the total of all charges)

Balance divided into 2 equal payments:

Payment 1 due 105 days prior to arrival.

Payment 2 (Final Balance) due 60 days prior to arrival

All Reservations booked less than 60 days from arrival date are payable in full at the time of booking.

Standard check-in time is 4pm and a lock box code will be text to you prior to your arrival.  Sorry, early check-ins are not allowed. We will do our best to accommodate guest requests for an early check-in, but we never guarantee any rentals are available prior to 4pm. Guests who anticipate their arrival to be beyond normal office hours will be provided with late check-in procedures on or before the day of arrival. Lock Box instruction: Once you remove the key from the lock box and enter the home you will find 2 additional keys inside the home for your use during your stay. We ask that after you retrieve the keys inside the home you return the key back to the lock box. The code provided to you is good for 2 hours AFTER you open the lock box and you will not be able to access the lock box after the 2 hour time frame.

Standard check-out time is 10am. Please be respectful of the guests coming in behind you. A late departure will result in an additional days’ rent. Lost or stolen keys will result in a $25 Lost Key Fee and will be charged to the guest.

Additional check-out procedures will be provided upon arrival. We request that the property be returned to Bayside Rentals in a generally clean condition. All furniture shall be arranged in its original place, dishes shall be clean and stored accordingly, all bedding shall be left in good order and all beds shall be stripped and soiled linens and towels piled together for housekeepers to retrieve. Trash must be securely tied in trash bags and left in the designated area specified by the instructions left onsite by the owner. Please note that not all trash pick companies provide service on the day of your arrival/departure. Failure to follow the instructions regarding trash will result in fees charged to the guest (a minimum of $95.00). Please contact Bayside Rentals with any questions or concerns if you are unsure what to do with trash. Any damages must be reported to Bayside Rentals at the time of departure.

Bookings can be changed or cancelled in the first 7 days after your initial deposit has been received by Bayside Rentals with no penalties or additional charges. We will refund 100% of your deposit to you. Changes or cancellations made after the initial 7 days will be subject to our cancellation policy. Any bookings made and then cancelled within 30 days of arrival are exempt from the 7 day grace period. These rentals are final, paid in full at the time of booking, and guests will forfeit all funds in the event of a cancellation. Travel Insurance is highly recommended. If you need to cancel your reservation, please let us know immediately in writing. We will attempt to re-rent your vacation home. If we are able to do so at the full rental rate, you will be returned all monies paid less a $75 Cancellation Fee. We may be able to re-rent your week but at less than the full amount of your reservation. Your refund will be prorated to reflect the difference of the lower rental rate.

Cancellations within 30 days of your check-in date will most likely result in forfeiture of 100% of your rental fees. If you are staying in the same property but need to change the week of your stay, please contact our office immediately. A vacation planning specialist will confirm that the new week is available. A fee of $75.00 will be assessed to cover the necessary changes when the date change is confirmed.

**Travel Insurance is highly recommended to insure your vacation and can be purchased through TravelGuard 1-800-826-4919 or go to our website and click on the TravelGuard link. The cost is a small percentage of your rental and may cover cancellation fees and the cost of the rental you may incur due to cancellations made after Bayside Rentals’ 7 day grace period.**

Cancellations of a guest’s stay by unforeseen circumstances, mechanical failures or acts of nature that prohibit the use of the property are not the responsibility of the owner or Bayside Rentals. Bayside Rentals will attempt to move the guest to a comparable home, accommodating the same number of guests for the duration of the guest’s stay, but we cannot guarantee comparable locations, amenities or homes within the same price range.

Bayside Rentals accepts Visa, Master Card, American Express, and Discover. We will also gladly receive payment by personal check, money order, bank or ACH check. Balances due need to be paid in accordance with the terms listed on your reservation confirmation. Bayside Rentals reserves the right to automatically charge the card on file within 24 hours of notifying you. Failure to make scheduled payments when they are due will result in the automatic cancellation of your reservation. Any refunds due will be paid according to Bayside Rentals’ cancellation policy as stated above.

The large majority of Bayside Rentals vacation properties do not require a refundable security deposit. Accidental damage protection is included for any accidental damages, subject to exclusions and limitations that occur to the premises during your rental period up to $3000. Any damage or accident not covered by the policy will be the responsibility of the leaseholder (guest). Charges of up to $500.00 for excessive cleaning will be assessed and charged to your credit card on file.

Occasionally, there are homes which do not qualify for the accidental damage protection or also require a security deposit. Those homes may require a Refundable Security Deposit of $500.00 or more. Vacation stays of less than 7 nights will require a Security Deposit.  We will take payment of the Refundable Security Deposit no later than 48 hours prior to your arrival. Payments can be made by credit card, or ACH transaction for your convenience. Security deposit will be refunded by credit card or company check and within three weeks of your departure.

**Knowledge of any and all damages must be reported to Bayside Rentals at the time of departure**

Bayside Rentals advertises a set occupancy for each rental property based on septic design, square footage, number of beds, and specifications provided by the property owner. There is no time when overnight guests should exceed the advertised occupancy allowance for the home. Overcrowding is a serious situation and is grounds for immediate eviction. Please do not jeopardize your family and friends’ vacation by overcrowding. If you need to rent a second home to allow for the extra members in your group, please do so. Tent camping and/or pop up campers are not allowed on any property without prior consent of the owner. If it is discovered during or after your rental period that the home was over crowded or exceeded the max capacity a fee of up to the cost of the entire rental will be assessed and charged to your credit card on file.

Bayside Rentals understands that a big part of vacation is entertaining family and friends. However, we caution you to be aware that restrictions do apply. Be sure to follow any rules/restrictions published for the condominium or homeowner association where the rental property is located regarding the maximum number of guests allowed as well as parking restrictions. We will provide you with a copy of those rules when you book your reservation. Some owners do not want their property over used and will restrict the number of day guests allowed at the property. Day guests are to respect common courtesy hours and can arrive after 9am and must depart by 9pm.

At no time are house parties, family reunions, weddings, or other large gatherings allowed without prior written consent. Please advise our vacation specialist if you wish to host a gathering when you book the reservation. If it is not possible to accommodate your gathering directly at the rental property we can assist you in securing a facility for your group.

All of our vacation homes are privately owned. Family groups are preferred. All responsible parties must be AT LEAST 25 years of age and must adhere to the occupancy restrictions as advertised in the listing information. Should a group misrepresent themselves, they will be evicted immediately without a refund.

Bring Rover with you instead of leaving him or her in a cramped kennel while you are enjoying the Lakes Region of New Hampshire. There are many homes that welcome your dog to vacation with you for a designated fee. There is a $250.00 non-refundable pet fee for each pet; this fee will appear on your reservation confirmation. Let us know when making your reservation if your dog is coming along. We will provide you with a pet agreement. Pet agreements must be signed and returned to Bayside Rentals before your arrival. Please abide by the pet rules, which will be in your reservation confirmation materials and in your pre-arrival information. Pets in non-pet homes are strictly prohibited and will result in eviction. Day guests are not allowed to bring their pets regardless of whether the property is pet friendly or not.

A limited number of homes are made available to rent for less than a full week stay during the peak-season. Minimum three night stays are generally available starting in mid-September and ending in mid-June. Partial Week stays are made available at the property owners’ discretion.

Many properties are equipped with telephones. Most telephones are programmed with restrictive dialing which means all long distance calls will automatically ring to an operator (“operator assisted” rates apply ) who will request a method of charge from you (i.e. credit or collect). Please do not attempt to charge any calls to the property. Should you do so, a collection fee of $25 plus the cost of the call will be billed to the person whose name appears on the rental confirmation. If cell phone coverage is imperative, please check with your vacation planning specialist about the specific property well in advance, as cell phone coverage is varied in the Lakes Region and not every property has good reception.

Bayside Rentals encourages all properties to have some type of high speed internet access. However, in some areas it is simply not available or the owner does not wish to provide it. High speed internet access is noted as an amenity on our website for each specific property. If it is not noted, the property does not have it. Bayside Rentals can refer you to one of the local internet access locations, if necessary.

Properties are equipped with TVs and DVD players at the property owners’ discretion. No refunds will be given due to TV’s or DVD players under repair. However, we will provide a loaner if the home’s only TV or DVD player is out for repair (subject to availability). Properties with multiple TVs, VCRs, and DVD players will not be provided with a loaner.

Every home is privately owned, and while Bayside Rentals works diligently to provide the most accurate and up to date information about each property, we are not responsible for errors, omissions, alterations and complete changes to the décor or furnishings of the properties. We do not guarantee the presence of particular items and are not responsible to guests for any changes that alter sleeping arrangements etc.

A majority of homes listed with Bayside Rentals DO NOT have air conditioning or have limited access to A/C. New Hampshire weather, in general, does not make having air conditioning a necessity. However, some owners prefer it. If A/C is available in the home you are renting it will be noted in the Amenities section of your rental description. It will also note whether or not the house is equipped with central A/C or some other more limited form of A/C. Absolutely no A/C units may be brought into any home. PLEASE NOTE: IF YOU ARE IN A HOME WITH A/C AND THERE IS A BREAKDOWN, DUE TO THE LIMITATION OF AVAILABLE REPAIR SERVICES AND EQUIPMENT, THERE IS NO GUARANTEE THAT A/C WILL BE REPAIRED QUICKLY.

Many properties use lake water as its main source to operate the home. Please be mindful to check the water source of your rental and pack appropriate bottled water for drinking during your stay. The property’s water source is listed online at You will have a direct link to your property when you make your reservation. If you have a question about the water source, just ask a Bayside Rentals associate.

All kitchens are adequately stocked for everyday meal preparation and serving. You can expect to find the following items for at least the maximum occupancy: coffee maker, toaster or toaster oven, dishes, glasses, coffee mugs, flatware, serving dishes, pots and pans and cooking utensils. Extra kitchen items are provided according to the individual owner’s preferences, not according to the size, location, or price of the home. If you are planning special meal preparations you should bring such items as: blender, food processor, extra-large or specialty pots and pans, chef’s knives, specialty cooking utensils, etc. No paper products, soaps, detergents, kitchen or dining linen are supplied.

Docks may be private or part of a community. Please contact one of our vacation planning specialists to verify dock amenities. Community docks are limited to one watercraft and are subject to rules and restrictions set forth by that community. A private dock is accessible only to the occupants of the single house and may accommodate 1-2 boats. Please contact our reservation department if you have any question regarding dock use. Some of our homes require a security deposit on docks to ensure no damages occur from an inexperienced boater.

The owner’s boat may be docked at the pier and is not available for the guest’s use. Please do not disturb or board the owner’s boat. Owners sometimes choose to leave their boat at the dock and Bayside Rentals will not be able to accommodate requests to re-locate the owner’s boat during your stay.

Lake levels do fluctuate and can affect a boater’s access to their dock. In no way is the owner or Bayside Rentals liable for returning any sum of rent if the dock is not accessible due to varying lake levels. Max boat lengths are advertised and are based on the mean lake level.

Some of our homes offer private hot tubs and pools. For week long reservations, a hot tub technician may stop by the home between guests to check the hot tub and make any necessary adjustments. Private pools and hot tubs are cleaned and tested weekly to provide optimum water quality. If there are any problems with the hot tub and/or swimming pool including any mechanical, electrical or chemical problem, please call Bayside Rentals immediately. Do not enter the hot tub and/or swimming pool until the technician has cleared it for use.

The essence of your vacation is to enjoy yourself, so we will make every effort to remedy “displeasing” situations and correct any problems you may experience in a timely manner. Please report any inoperative equipment or problems to our office promptly. Please understand that certain emergencies do take precedence. Appliance failures will be corrected as soon as possible. NO REFUNDS will be made for appliance or other mechanical breakdowns during the rental period.

For after-hours emergencies, you can call our local office phone number of 603-513-7089 and follow the directions for paging our on-call staff (i.e. no water/septic issues/lost keys). This is for emergency maintenance situations only! For medical emergencies, dial 911. For non-emergency situations, please call during office hours or leave a detailed message. You can expect our courteous and professional staff to help remedy these situations; however, refunds will not be issued due to malfunctioning equipment or other guest dissatisfaction.

Linen Rentals: Sheets and towels will be delivered to the rental property prior to check-in. Please note, unless stated otherwise, sheets, towels and kitchen towels are not provided in any of our rental properties. Please make arrangements to bring your own from home or rent from us. Blankets and pillows are provided by the owners.

Sheet Sets: Fitted sheet, flat sheet, and pillow case(s) $15.00 per set.

Towel Sets: 1 Bath Towel, 1 Hand Towel, 1 Face Cloth $12.00 per set. If you rent your towel sets from us, we will automatically include 1 Bathmat per bathroom, and set up for kitchen (2 hand towels, 2 dish cloths)

Mid-Week Cleaning: Bayside Rentals is glad to offer Mid-Week cleaning services to spruce up the property during your stay. Your vacation home will be clean as can be when you arrive, but a week of frolicking in the pool and/or the lake can take its toll on the neatest of homes. If you wish to schedule a Mid-Week Clean, please call us with as much notice as possible so we may accommodate your needs. We will also give you the pricing for a mid-stay cleaning.

Wi-Fi Internet Access: Not all properties have internet and/or Wi-Fi capabilities. Please be sure to check the amenities to avoid disappointment on arrival.

Bayside Rentals can book your vacation one full year in advance! Bayside Rentals offers you FIRST RIGHT to reserve the property you stay in this year, for the same time frame the next year. A complimentary hold will be placed in your name upon departure and Bayside Rentals will contact you in late Fall, once we have received the owner’s authorization to confirm reservations, for the coming year. While you have first option to book the same property for the same dates, you must make your deposit within 5 business days, after you have been notified the property is available for the next season, or your hold will be released and the property will be available for booking to the general public.  If you wish to reserve a different home, please check with Bayside Rentals for rates and availability.

Bayside Rentals complies with all Federal Fair Housing requirements.

Parking of boat and similar trailers may be prohibited in some neighborhoods/properties. Check with your vacation planning specialist to see if there are any restrictions for the property you are renting.

Parking anywhere other than the driveway provided is prohibited. Nearly all of our homes have septic drain fields that could be damaged. If damage occurs due to improper parking of vehicles, the person whose name appears on the reservation will be held financially responsible for the damage.

Some of our homes have fireplaces available for your use. No outdoor fires are allowed unless they are in a specifically designed fire pit with a fire permit issued by the local fire department that is provided by the owner. You may not bring a portable fire pit to a property that does not provide a fire pit. Firewood is not provided. All fireworks around homes are prohibited. Smoking is also prohibited inside any of the properties represented by Bayside Rentals.

All properties should be outfitted with either a propane or charcoal grill, and this will be noted on the property amenity sheet. Charcoal grilling is not permitted on decks, porches or close to the house. Tanks for the propane grill should be at the property. If not, please contact our office immediately and we will arrange to provide a tank to you. Propane tank re-fills are the responsibility of the owner. However, guests can submit receipts for reimbursement at check-out if they re-fill the tank. It is the guest’s responsibility to clean the surface of the grill before departure.

Although jet skis are permitted at most properties, please be a good neighbor and wait until you are in open water to “rev up” and limit use to acceptable daytime hours. Please note: not all of our lakes allow jet skis.

The water magnifies and carries sounds across coves and down shorelines. Please keep outdoor noise to a minimum, keep dogs from excessive barking and watch the use of radios, etc. when outdoors. Even if you cannot see your neighbors, they can probably hear you.

For just a short time this is your Vacation Rental but remember you hold the key to someone’s cherished home. Be respectful and enjoy!

Accidental Damage Protection is included with every reservation. It is intended to provide protection to the Guest should there be any accidental damage done to the real or personal property during the Guest’s stay. Accidental Damage Protection will reimburse the Rental Property for the cost of repair or replacement of such accidental damages up to the Maximum Limit of $3,000.00. Accidental Damage Protection will take effect on the date and time the Guest checks-in as a registered guest at the Rental Property. Accidental Damage Protection will terminate on the date of departure of the Guest from the Rental Property. Guest must report to Bayside Rentals any damages when the damage occurs, and no later than checkout. Should the guest fail to report any accidental damage, they will be responsible for the cost of repairs or replacement. Any damage by a guest at the rental home as a result of malicious acts may be covered under the Accidental Damage Protection for the homeowner, however the Guest will be held responsible and liable. All claims are subject to approval

  • Intentional or malicious acts by the Guest
  • Docks or any dock components
  • Fuel surcharges and delivery fees, labor time to shop and deliver by on-staff personnel, homeowners, caretakers, etc.
  • Excessive utility use
  • Hot tub and pool cleaning
  • Excessive cleaning charges (extra trash removal, carpet cleaning, whole house cleaning, window cleaning, landscaping, etc.)
  • Repairs that would be considered “wear and tear” or normal maintenance or neglected maintenance by the homeowner
  • Appliance repairs or replacements/garbage disposals/air conditioning components
  • Waste/septic disposal systems or system components. Plumbing fixtures.
  • Major repairs or replacements exceeding the $3.000 limits of coverage Breach of any terms set forth in the rental confirmation and/or rules and regulations policy

Guests are to report any damage to Bayside Rentals at the time it occurs and no later than checkout. Owners to report any undisclosed damaged or missing items to Bayside Rentals no later than 14 days from final guest’s departure. Upon notification to or from the homeowner, repairs or replacements shall take place by the homeowner and paid receipts shall be submitted to Bayside Rentals for reimbursement within 60 days of original damage reporting. Major damage shall be reported to the property owner’s homeowners’ insurance policy before Accidental Damage Protection requests will be considered.
